Everything that happens on a commercial lot

Nine things, and they are all the same trade. If your lot needs four of them, you are dealing with one crew and one invoice instead of four contractors blaming each other.

Parking Lot Striping

You get straight lines, square corners, and stalls that line up with the ones beside them. That sounds like a low bar until you have paid somebody who could not clear it.

ADA Compliance

If you are on this page you are either coming off an inspection or you have a feeling about one. Either way, the lot is the part of an ADA complaint that is cheapest to fix and easiest to see from the parking area, which is why it is the part that gets cited.

Sealcoating

Asphalt fails from the top down and from the inside out at the same time. Sun oxidises the surface, water gets into what the sun opened up, and Kansas freezes it. Sealcoat is the layer that keeps that sequence from starting.

Crack Sealing and Pothole Repair

A crack is not a cosmetic problem, it is a door. Water goes through it, sits under the asphalt, freezes, and lifts the section from underneath. By the time you can see a pothole the damage happened a year earlier.

Restriping and New Layouts

A restripe puts back what was there. A new layout asks whether what was there was ever right. On a lot that has been repainted over the same lines for twenty years, that question is usually worth asking.

Warehouse and Interior Striping

Inside is a different job. The tolerance is tighter, the paint has to survive forklift traffic instead of weather, and the lines are doing safety work rather than parking work. Same crew, different machine.

Signage and Bumper Blocks

The paint is half of a compliant stall. The sign is the other half, and it has a height it has to sit at. Kleen Stripe supplies and installs both so you are not coordinating a sign company against a striping crew.

Power Washing

The lot is the first thing your customer stands on and the sidewalk is the second. Both of them are usually filthy and nobody notices until they are not.

Maintenance Programs

Every lot is on a maintenance schedule whether anybody wrote one down or not. The only question is whether you set the schedule or the weather does.

Send a photo of your lot and get a number back.

You do not need a site walk to start. Text a picture and the address, and you will get a real number instead of a range.
